We recently assisted two highly experienced hospitality operators who identified an opportunity to take on the lease of a run-down local community pub. Having successfully owned and operated pubs, restaurants and hospitality venues for more than 20 years, they saw the potential to transform the premises into a vibrant destination for local residents.
Their vision was to create more than just a traditional pub. Following a significant refurbishment programme, including a brand-new commercial kitchen and the appointment of a highly regarded chef, the venue was repositioned as a welcoming pub and bistro offering quality food alongside a strong community atmosphere.
To support the project, we arranged funding for the kitchen fit-out and associated equipment. While hospitality can be a difficult sector for lenders to support, the applicants’ extensive track record, detailed planning and professional approach were key factors in securing approval.
The directors had also engaged specialist consultants to assist with business planning and financial forecasting, demonstrating a clear understanding of the challenges involved in launching a new venture. An experienced management team was recruited to oversee the day-to-day operation of the venue, further strengthening the proposition presented to lenders.
Funding was agreed over a 36-month term. In addition, a bespoke payment structure was negotiated, including staged drawdowns and supplier payments linked to delivery and installation milestones. This type of arrangement is relatively uncommon within the sector but provided reassurance to all parties involved and ensured funds were released in line with the project’s progress.
As with many hospitality funding solutions, director personal guarantees were required.
